B & K Structures worked with high profile client BSkyB, to design and install not one but three optimised hybrid structures. The first project was the award winning BSkyB Believe in Better Building (BiBB) – a new educational facility for graduates, apprentices and staff training. Based in Osterley, West London the 3,800m2 development encompasses a three storey linear building with an additional storey accommodating a restaurant and roof terrace – all providing an inviting multi-functional amenity. B & K Structures provided an optimised hybrid structure for the build – comprising a glulam frame with cross laminated timber (CLT) floor, roof and stability walls, together with perimeter wall cassettes. The structure was designed to deliver permanent quality, adaptability and long term energy efficiency, to meet the sustainable objectives of the client.

BSkyB Health & Fitness – a purpose built staff amenity building – was designed to rehouse the Sky Campuses oversubscribed gym, as well as providing other health and wellness facilities. B & K Structures provided an optimised hybrid structural solution consisting of glulam columns and beams supporting cross laminated timber perimeter walls, floors and roof. As an all timber fitness centre, BSkyB Health and Fitness boasts an eye-catching exposed timber internal structure thanks to the use of visual grade CLT. When paired with the natural light achieved from the west facing glass façade and extensive views across the campus, the timber frame creates a warm and welcoming facility that seamlessly blends into the surrounding rural landscape.

B & K Structures started on site in November 2014 constructing the optimised hybrid roof structure for BSkyB Building 2, to be launched as BSkyB Control Centre, a three storey mixed used scheme forming a central part of the redevelopment of BSkyB’s Osterley Campus Headquarters. The hybrid roof structure consisted of 2,693m2 of glulam rafters, with the primary members spanning up to 21m fixed to the structural steel section beams with 3m dummy purlins placed in between the structural rafters, creating an interesting random structural form when viewed from below. Just under 16,000m2 of pre-fabricated roof cassettes were supplied with the gutters integrated into the cassette during manufacture. External finishes – including roof lights which were built into pre-formed openings at ground level, minimised onsite operations and working at height, whilst providing a higher level of accuracy. Upon completion, BSkyB Building 2 will encompass approximately 41,000m2 of office space, studio, production and research and development facilities.

Sector: Education – University of Essex – B & K Structures provided an optimised hybrid structure comprising a glulam, CLT and pre-fabricated wall cassettes for Essex Business School – a three storey educational building and a single storey lecture theatre at the University of Essex. The building sits at the heart of the University of Essex and was designed to reflect the University’s vision for growth, excellence and sustainability. As the UK’s first carbon neutral business school, the building showcases renewable technologies, featuring a range of innovative sustainable products.

Sector: Retail – Tesco Newmarket – With a state-of-the-art design, ventilation scheme using roof mounted wind catches, large roof lights created to bring natural daylight into the store and an optimised hybrid structure, Newmarket’s new 66,000 sq ft Tesco Extra Store is one of Tesco’s most eco-friendly stores to date. B & K Structures provided the full structure for the construction including timber to the customer facing areas which features Y shape columns. The new store is home to a bakery, delicatessen counter, pharmacy and customer café, as well as being the location for the Tesco’s 2015 Christmas advert.

Sector: Residential – Banyan Wharf – Timber technology was the preferred core structural component for Banyan Wharf – the tallest hybrid cross laminated timber residential building in Europe. Home to 50 one, two and three bedroom apartments, its unique twisted design ensures all flats are corner units, allowing them to have dual and in many cases triple aspect views. A complex hybrid cross laminated timber and steel structure was vital in creating the most efficient and sustainable solution for the building. The innovative ‘cross’ floor plates create complex geometry that did not lend itself to being purely in timber but through careful design detailing and value engineering, B & K Structures were able to offer the best possible construction solution.
